A Royal Beginning with a New Purpose: The REVY

Set on Sydney’s prestigious Darling Island, The REVY stands as a powerful example of how heritage architecture can be preserved, respected, and reimagined for contemporary living.

Originally constructed in 1912 as part of the Royal Edward Victualling Yard, The REVY was the first facility in the Southern Hemisphere to be granted the title ‘Royal’, reflecting its strategic importance to the British Empire. For decades, the building stood as a utilitarian warehouse serving the Australian Navy and the Postmaster General’s Department. But by the 21st century, its original purpose had long faded—leaving behind a historically significant yet underutilised structure.

That was until Aqualand saw its potential.

Preserving Legacy Through Design

Completed in 2020, The REVY’s transformation is a story of exceptional care, craftsmanship, and vision. Partnering with PTW Architects and construction experts Infinity Constructions, the project team undertook the complex challenge of retaining the building’s historic character while converting it into a high-end residential offering.

Crucially, the original bluestone walls, structural slabs, columns, timber beams, and the building’s iconic arched windows were all preserved and restored. Where new additions were required—such as external glass lift cores or steel-framed balconies—they were designed to appear distinctly modern while remaining sympathetic to the original form. This approach aligned with the principles of the Burra Charter, which guides best practice in heritage conservation across Australia.

Rather than conceal the REVY’s past, the design sought to make it legible. Modern interventions were kept clearly distinguishable from the old, allowing residents and visitors to understand the story embedded in its fabric.

An Adaptive Reuse Success Story

Adaptive reuse projects are often more sustainable than demolish-and-rebuild developments—and The REVY is no exception. By maintaining the building’s structure and materials wherever possible, Aqualand avoided the environmental cost of full-scale demolition and reduced the need for new resources. Apartments were designed with cross ventilation and fitted with energy-efficient fixtures and finishes. Even the construction of a complex waterfront basement was executed without causing damage to the existing heritage brickwork.

These efforts were not just recognised—they were celebrated, including:

  • Winner of 2023 Urban Taskforce Development Excellence Awards – Adaptive Reuse
  • Finalist of 2023 Urban Land Institute (ULI) Asia-Pacific Awards for Excellence – Residential
  • Honourable Mention of 2021 Architecture Masterprize – Architectural Design / Residential Architecture: Multi-Unit
  • Winner of 2020 UDIA Award for Excellence – Urban Renewal / Adaptive Reuse (Residential)

From Forgotten to Foundational

Today, The REVY comprises 44 grand residences—including a rooftop penthouse—with views stretching across Sydney Harbour. The project has not only revitalised a significant piece of Sydney’s naval history, but also brought life back to the foreshore of Pyrmont through a newly accessible boardwalk linking Darling Island with the wider precinct.

Beyond bricks and mortar, The REVY is a model for how heritage buildings can be reimagined with integrity and purpose. It demonstrates that legacy and luxury need not be at odds—and that by preserving the past, we can enrich the future of our cities.
