Aqualand’s build-to-rent project is a new vision to replace the existing 16-storey commercial building at 132 Arthur Street, North Sydney.
The proposal will deliver a 42-storey mixed-use hotel and build-to-rent apartments creating a vibrant streetscape, dining precinct and night-time economy as well as a much-needed hotel and rental accommodation.
Aqualand is in the early stages of planning its first hotel and build-to-rent (BTR) project. The proposal involves demolishing an existing 16-storey commercial building at 132 Arthur Street, North Sydney and then constructing a new 42-storey mixed-use hotel and Build to Rent apartments.
Build to Rent means that instead of building apartments for sale within the development, Aqualand will maintain ownership and rent these apartments, helping to address Sydney’s rental housing shortage.
The new hotel proposes to deliver diverse accommodation
options to suit various guest needs and length of stay. The provision of Build to Rent apartments means responding to the ongoing housing crisis. The NSW Government aims to deliver nearly 380,000 new, well located homes by 2029.
The Build to Rent scheme is a NSW Government initiative that incentivises the development of rental properties rather than those for individual sale, contributing to a vibrant and diverse community close to places of work.
The proposed development is located within North Sydney’s CBD, which is a major employment centre. This supports the NSW Government’s vision for Greater Sydney where people can live within 30-minutes of their jobs.
The proposal will contribute to the vibrancy of North Sydney’s CBD, supporting the North Sydney Community Strategic Plan 2040’s aim to enhance the night-time and weekend economy.

Aqualand is preparing an Environmental Impact Statement (EIS), which will assess the potential impacts of construction and operation of the proposed development and if needed, suggest mitigation measures for these impacts. Technical experts are undertaking independent assessments of potential impacts, including overshadowing, visual impacts, traffic and parking, and construction impacts such as noise, dust and vibration.
If the proposal is approved, Aqualand will implement a Construction and Traffic Management Plan, which will outline how construction will be managed ensuring potential impacts on neighbours are minimised.
