A NEW COMMUNITY FOR NORTH SYDNEY

146 Arthur St, North Sydney NSW

Aqualand’s build-to-rent project is a new vision to replace the existing 12-storey commercial building at 146 Arthur Street, North Sydney.

The proposal will deliver a 44-storey build-to-rent housing development, offering high quality rental apartments, expansive views of Sydney Harbour, communal amenities, retail spaces, activated laneway and underground car parking.

THE PLANNING PROCESS

Aqualand is currently in the early stages of talking to the community, planning and designing the proposed build-to-rent development for 146 Arthur Street.

When planning, design, and all accompanying technical studies have been completed, a State Significant Development Application (SSDA) will be submitted to the NSW Department of Planning, Housing and Infrastructure (DPHI) in mid-2024.

A State Significant Development Application is the planning pathway for all build-to-rent housing developments in the Greater Sydney region with a capital investment value of more than $50 million.

Following review by DPHI, the SSDA and all supporting documentation will be placed on public exhibition for a minimum of 28 days and members of the community will be invited to make a submission about the proposal.

The SSDA and public submissions will be reviewed by the DPHI and a determination will be made by the department, or referred to an Independent Planning Commission for determination if required.

COMMUNITY BENEFITS

Lifestyle and amenity for residents and the local community are at the heart of Aqualand’s BTR at 146 Arthur Street.

Residents will have access to a lifestyle community with carefully planned communal spaces, including work from home facilities, a library, pool and cinema rooms along the lower levels, and an outdoor terrace and spa areas on the rooftop.

For a focus on public transport, the development will be situated in the heart of North Sydney, with a short walk to both North Sydney train station, the new Victoria Cross Metro Station and easy access to local bus services.

The development will be overseen by a dedicated and experienced property management team responsible for the day-to-day operations, maintenance, and overall well-being of the property.

Activated public spaces will include an improved green space, with natural elements continuing into a welcoming foyer.

For the wider community, Little Walker Street will be activated with café, dining and commercial opportunities, creating a safe, liveable precinct with everything you need right on the doorstep.

 

What IS being proposed

The 46-storey Woods Bagot-designed building will include 390 rental apartments, retail spaces, and extensive resident amenities, such as co-working areas, a gym, pool, cinema, and terraces with harbor views. A locally sourced brick podium integrates with the streetscape, featuring laneways connecting to Doris Fitton Park. The site is near North Sydney Station and Victoria Cross Metro.
